The residential building is the most-used piece of engineering in a person’s life, and often the least considered. It is where they will sleep for thirty years, raise a family, quietly recover from the world. It ought to be engineered with at least as much care as the road they drive to work on.
The details that decide a decade
Envelope detailing, waterproofing laps, mortar joint discipline, correct concrete cover to reinforcement. None of these are visible on the day of handover. Every one of them decides how the building looks and feels a decade later.
A residence built without this discipline can look identical to one built with it in the first year. By the tenth, the difference is obvious even to someone with no engineering background: in stains, in cracks, in the way doors close, in the smell of the corridors after monsoon.

What we try to do differently
We treat every residential project as a fifty-year decision. Post-tensioned slabs where they earn their keep. Concrete mixes designed for the local climate, not the national average. Envelope details tested against the wind that will actually blow, not the wind in the code. Independent inspection built into the contract, not the marketing brochure.
