Our client was operating flat-out from a plant next door. Any misstep on our site, a road closure, a utility outage, a badly sequenced pour, would cost them shipped orders. So the brief was as much about programme discipline as about the building itself.
A regional manufacturer needed a 42,000 sq. ft. plant with process, utilities and clean-air zones, delivered in ten months, without stopping their existing operations next door.
We chose a pre-engineered primary frame for speed of erection, then designed a bespoke cast-in-place plinth to carry the CNC lines with the vibration isolation they needed. The whole plant, including process, utilities, drainage, airflow, MEP, was resolved as a single 3D model, not as separate services drawings stapled together.
Every morning began with a 15-minute digital twin sync: what was built the previous day, what would be poured today, and what conflicts the model had flagged overnight. It made the site behave less like a construction project and more like a product team.
The facility was commissioned in 9.5 months, half a month ahead of programme, with the client’s existing operation next door running without interruption. Independent measurement put embodied carbon at 22% below their previous plant. All 137 commissioning defects were closed within 11 days.
