Tirupati sits at the meeting point of coastal humidity and a punishing summer sun, a climate where the small details in an envelope decide whether a residential building ages beautifully or ages badly. Our client wanted a mid-density block that would still feel calm, cool and dignified fifteen years after handover. That, more than anything, framed the entire design.

Challenge

Design a mid-density residential block for a Tirupati micro-climate where humidity, monsoon load and long service life would normally force compromise on finish quality.

Engineering approach

The project began with a shared 3D model instead of a set of drawings. Structure, MEP and façade were resolved as one continuous system, coordinated with clash detection every week. Every core drawing was signed off in BIM before a single mould reached site.

On the material side, we developed a bespoke concrete mix with slag cement and a mid-range plasticiser, targeting slow, controlled curing to minimise micro-cracking during Tirupati’s dry season. Every pour was instrumented with embedded temperature sensors.

The rainscreen façade was wind-tunnel tested against 130 kmph design gusts. Fixings were selected for a 30-year service life without repainting. Third-party envelope inspection was written into the contract from day one, not as a defect check, but as a design partner.

Outcome

The building was handed over three weeks ahead of programme. Post-tensioning reduced RCC steel by 19% against the original conventional-frame benchmark. Independent audit at 24 months found zero envelope defects, and the client’s facility team reported a 30% drop in first-year maintenance calls versus their previous developments.
